Your options

Six ways to sell. One conversation.

Most sellers hear about one option, from whoever they called first. I'll show you every one that fits your home, with the real numbers. Five of these come through eXp Realty's Express Offers program, which puts offers from cash buyers and seller programs side by side.

Traditional listing

List on the market

Best for top dollar

Full exposure on the MLS with professional marketing, and I negotiate on your behalf from offer to closing.

  • Pricing from recent Upstate sales
  • Marketing, showings and negotiation handled
  • Commission set in writing, negotiable
Through eXp Express Offers

Buy before you sell

Best if you've found your next home

Through partner programs on Express Offers, you may be able to buy your next home with a non-contingent offer, move once, then sell this one.

  • Stronger offer on your next home
  • Move once, no temporary housing
  • Program fees and approval apply
Through eXp Express Offers

Fix up, then list

Best if the house needs work

Partner programs can pay for repairs and updates up front, repaid from the sale at closing, so the home lists in better shape.

  • No repair money out of pocket
  • Updates aimed at a higher sale price
  • Repaid at closing, plus program fees
Through eXp Express Offers

Cash now, plus more later

Best if you need cash but want market value

Some programs give you a set cash amount up front, then list the home. If it sells for more, you get the difference, less fees.

  • Cash early in the process
  • Keep upside from the open market
  • Terms vary by program
Through eXp Express Offers

Sell and stay

Best if you need time after the sale

Leaseback programs buy your home and rent it back to you for a set period, so you can sell now and move on your schedule.

  • Equity out now
  • Stay as a renter for an agreed term
  • Approval, rent and terms vary
Through eXp Express Offers

Cash offer, as-is

Best for speed and certainty

Express Offers lets me request cash offers from multiple investors and iBuyers at once, so you see who will pay the most instead of taking the first number.

  • No repairs or showings
  • Competing offers, side by side
  • Close in days or weeks

Buy before you sell, fix up then list, cash now plus more later, sell and stay, and as-is cash offers are available through eXp Realty's Express Offers program. These programs are offered by third parties, have their own terms, fees and approval requirements, and aren't available for every home or seller. I'll show you the actual terms before you decide.

Four steps. The first takes a minute.

  1. 1

    Enter your address

Tell me a little about the home and your timeline.

  2. 2

    I run the numbers

I pull recent sales near you and check which programs your home qualifies for.

  3. 3

    Compare your net sheet

Each option that fits, with the price, fees and what you'd walk away with, side by side.

  4. 4

Choose, and I handle the rest

Pick the option that fits. I manage it through closing.

Your agent

A local agent who shows you every option

I'm Michael Breisch, a licensed South Carolina real estate agent with eXp Realty, working across Greenville and the Upstate. My job is to lay every realistic option on the table, with real numbers, and help you pick the one that fits your life, not the one that's easiest for me.

You'll work with me directly, from the first call to closing. Call or text 864-263-2853, or email [email protected].

Disclosure I also own Movexa LLC, a company that buys homes for cash. If Movexa makes an offer on your home, I'll disclose that in writing before you see the offer, and you're free to take any other offer, or none.

Questions sellers ask

Which way to sell is right for me?
It depends on your timeline, the home's condition, and whether you need to buy your next place first. Enter your address and I'll lay out the options that fit your home, with what you'd net from each, so you can compare them side by side.
What is Express Offers?
Express Offers is eXp Realty's program for sellers who want more than one way to sell. Through it, I can request offers from cash buyers, iBuyers and seller programs like buy-before-you-sell and leaseback at the same time, so you can compare them side by side with a traditional listing. You're never obligated to accept any of them.
Do I have to list my home to work with you?
No. Listing is one option. If a cash sale or another program fits you better, I'll show you that instead. You decide, and there's no obligation to choose anything.
Can I buy my next home before I sell this one?
Often, yes. Buy-before-you-sell programs can let you make a non-contingent offer on your next home, move, and then sell this one. They have their own fees and approval requirements, and I'll show you the actual terms before you commit.
Can I stay in my home after I sell it?
Sometimes. Sell-and-stay (leaseback) programs buy your home and rent it back to you for a set period. Approval, rent and terms vary by program and by home.
What does it cost?
Talking through your options and getting a net sheet is free. If you list with me, the commission is negotiable and set in writing in our listing agreement. Cash and convenience programs charge their own fees, which I'll show you line by line.
What areas do you serve?
Greenville, Greer, Simpsonville, Mauldin, Five Forks, Taylors, Easley, Powdersville, Spartanburg, Anderson and the surrounding Upstate.
Are you connected to Movexa?
Yes. I own Movexa LLC, which buys homes for cash. If Movexa makes an offer on your home, I'll disclose that in writing before you see the offer, and you're free to take any other offer, or none.
